A serviced office can be considered a "package deal" and they are usually available at short notice and for short periods of time. A serviced office can be rented for as short a period as one month. A serviced office typically comes with more than just the space and the rental price will include the office space, rates, utilities, services and so on. Serviced offices will be furnished and come complete with internet and telephone connectivity. They will usually be in a business centre that provides a staffed reception, secretarial, admin and often business services.
Managed office space comes with less "extras" than serviced office space but it is still available to let on shorter and more flexible terms than traditional lease agreements allow. Managed office space is ideal for a company that can manage some or all of its own secretarial, admin and business needs and requres a longer licence period than just a few months but isn't yet ready to commit to several years. In managed office space the building will be taken care of by the owner. The office space may come furnished or unfurnished.

If an office suite is labelled as being furnished it usually means that it comes complete with desks, chairs, workstations, cupboards and so on. Semi-furnished office space will have some, but not all, of these. Quite a few of our offices are available as furnished, semi-furnished or unfurnished to suit your requirements. Sometimes known as "easy in / easy out", a flexible licence agreement allows a company to move in and out with very little paperwork and on shorter notice than is possible with traditional commercial property lease agreements. It also usually means that the office can be licensed for a variety of periods, often as short as just a few months, rather than the traditional minimum of 3-5 years.

Not at all. The amount you pay for office space found through us is the same as you would pay if you found the office space yourself.
We receive a commission for leads. If we introduce a prospective tenant to an office provider and space is taken we receive a "finders fee". This is not added to your rent, you pay the same you would have if you had found the office yourself.

We cannot guarantee that all of the space is currently available as the landlords will also fill space independent of us.
