What is a serviced office?

A serviced office can be considered a "package deal" and they are usually available at short notice and for short periods of time. A serviced office can be rented for as short a period as one month. A serviced office typically comes with more than just the space and the rental price will include the office space, rates, utilities, services and so on. Serviced offices will be furnished and come complete with internet and telephone connectivity. They will usually be in a business centre that provides a staffed reception, secretarial, admin and often business services.

What is managed office space?

Managed office space comes with less "extras" than serviced office space but it is still available to let on shorter and more flexible terms than traditional lease agreements allow. Managed office space is ideal for a company that can manage some or all of its own secretarial, admin and business needs and requres a longer licence period than just a few months but isn't yet ready to commit to several years. In managed office space the building will be taken care of by the owner. The office space may come furnished or unfurnished.

What is semi-serviced office space?

It's another name for managed office space - please see above.

What is the difference between furnished and semi-furnished office space?

If an office suite is labelled as being furnished it usually means that it comes complete with desks, chairs, workstations, cupboards and so on. Semi-furnished office space will have some, but not all, of these. Quite a few of our offices are available as furnished, semi-furnished or unfurnished to suit your requirements. Just tell us what you are looking for and we will do the rest.

What do you mean by "flexible terms"?

Sometimes known as "easy in / easy out", a flexible licence agreement allows a company to move in and out with very little paperwork and on shorter notice than is possible with traditional commercial property lease agreements. It also usually means that the office can be licensed for a variety of periods, often as short as just a few months, rather than the traditional minimum of 3-5 years.

Do you only offer serviced offices?

How does Office Connection's service work?

You give us a call or email us with details of the type of office you want and what area you want to be in. We'll search our database of available office space and send you a report with a selection of offices that best match your requirements. We will then work with you to refine the selection and if you see something you like we will arrange a viewing for you and liaise with the office provider on your behalf.

Will I pay more if I use Office Connection?

Not at all. The amount you pay for office space found through us is the same as you would pay if you found the office space yourself.

So how do you make money?

We receive a commission for leads. If we introduce a prospective tenant to an office provider and space is taken we receive a "finders fee". This is not added to your rent, you pay the same you would have if you had found the office yourself.

Will I get a hundred follow up calls if I contact Office Connection?

Do you only have offices available in the areas listed on the homepage?

We have office space available in almost every area of the UK, from city centre office suites to rural barns that have been converted for use as design studios to light industrial units and so on. If the areas listed on the homepage are not what you want feel free to use the search box to find office space in the location you require or call us and tell us what you want.

Are all of the offices listed available right now?

We endeavour to keep the database as up to date as possible and aim to only list those offices that are currently available. We cannot guarantee that all of the space is currently available as the landlords will also fill space independent of us. When you call or email us we will be able to advise on any recent changes in availability.

Why are there no prices listed?

The pricing often depends on how much space you want. As many of the offices we offer can be configured to your requirements the price naturally depends on what is taken. When you call or email us please let us know your budget and we'll help you find the ideal office within your price range.

What do the star ratings mean?

The stars are helpful in giving you an indication of the range of facilities and level of support and services you can expect from an office building or business centre. This, as well as location, has a bearing on what you can expect to pay.

As a guide, the star ratings tell you:

5 Stars: Premium office suites in ideal business locations offering a wide range of services and facilities.
4 Stars: Professional office space in good to very good business locations. The services and facilities on offer are adequate for the average business.
3 Stars: An economical option for companies that do not require a lot of additional services or facilities. Also ideal for those companies that do not require a very central location.

What does the "distance from" mean?

The distance listed on the office descriptions is the average distance from the office to the town or city centre. The distances are approximations to help you judge which offices might suit your purposes.
